Why should I look at sold homes before making an offer?

Sold data is the only reliable pricing signal in real estate. Active listings show what sellers hope to get; sold prices show what buyers actually paid. In North Jersey markets where multiple offers are common, offering off active list prices without checking recent solds can leave you either overpaying by tens of thousands or losing the home entirely. Your agent should always walk you through the last 90 days of comparable solds before writing an offer.

How recent is the sold data on this page?

The listings feed pulls closings and pending contracts from our brokerage in near-real time, refreshed daily. For county-level and town-level historical sold data going back multiple years, we publish monthly market reports on the CENTURY 21 Preferred blog and can provide custom pulls from the Garden State MLS, Hudson County MLS, and NJMLS on request.

What's the difference between sold price and list price in NJ?

List price is the seller's asking price at the time the home hit the market. Sold price is what the home actually closed for. The sale-to-list ratio (sold price divided by list price) tells you how competitive a market is. In North Jersey summer 2026, most of our county markets are running between 100% and 105% of list, meaning homes are closing at or above ask, especially anything well-priced in Millburn, Westfield, Cranford, Hoboken, and the Morris County luxury towns.

How do I use sold comps to price my own home?

The most defensible pricing is anchored on three to six homes that closed in the last 90 days within a half mile, similar in bedroom count, square footage, lot size, and condition. Adjust up or down for renovations, garage, basement, and school feeder pattern. Skip active listings and expireds; they are noise. How often do you update sold listings?

Our sold listings feed refreshes daily. Newly closed transactions from our brokerage appear within 24 to 48 hours of closing. Under-contract (pending) properties are included so you can see what is currently trading, not just what has closed. For market-wide MLS sold data (all brokerages), the underlying feeds update in real time, and we can pull custom reports on request.

What determines a home's actual sale price?

Sold price is set by what a willing, financed buyer will pay at a given moment, plus what the appraiser confirms the home supports for mortgage financing. Key drivers: recent nearby solds, condition and renovation level, school district, lot and orientation, days on market, number of competing offers, and buyer contingencies. In a low-inventory NJ market, multiple offers can push sold prices 3% to 8% above list; in slower markets, sold typically settles 1% to 3% below list after negotiation.
